A Grade I-listed country house hotel in the Cotswolds with planning permission for expansion has come onto the market.
Salford Hall hotel sits in 2.4 acres of land (which includes an historic walled garden and an outdoor tennis court) in the hamlet of Abbots Salford near Evesham in Worcestershire.
The property is a Tudor manor built around 1470 to accommodate monks from nearby Evesham Abbey. It retains many period features such as oak-beamed ceilings and a priest hole.
The current owner restored the dilapidated ruins of the main building and a younger ex-coaching house and granary (Tudor Court) more than 17 years ago.
The hotel offers 34 en-suite bedrooms, some with log fires and four-poster beds, split across the main hall and Tudor Court (which also contains seven staff bedrooms).
Salford Hall is a leading local player in the private function and conference market and offers five meeting rooms, the largest able to hold up to 50 delegates. It is also licensed for wedding ceremonies and late-night celebrations.
Other facilities include the 70-seat Stanford restaurant, the 20-seat Stratford bar, a snooker room, and a sauna and solarium.
The current owner has secured both planning permission and listed building consent for a two-floor expansion of Tudor Court.
This will allow the incoming owners to add 12 extra bedrooms, a large conference hall and new leisure facilities (such as a heated indoor swimming pool, a gymnasium and changing rooms) linked to the existing sauna.

“It has now reached a stage whereby it can develop by taking advantage of the valuable planning consent.”
The Birmingham office of Christie & Co is inviting offers in excess of £3m for the hotel freehold.
