Scottish castle-style hotel on the market

Castle Venlaw hotel

A chance to buy a country house hotel built in the Scottish Baronial style with towers, turrets and crow step gables has come to the market.

Castle Venlaw hotel sits in 2.5 acres of grounds above wooded slopes on the outskirts of the Scottish Borders town of Peebles, just 40 minutes’ drive from Edinburgh.
 
It was built in 1782 on the site of the original Smithfield Castle as a gentleman’s private house and has served as a hotel since 1997, benefiting from annual upgrades.

The Category B-listed property holds three stars and two rosettes from the AA.

Castle Venlaw offers 13 en-suite bedrooms to sleep 31 guests, including two four-poster romantic suites, two four-poster double rooms, and three family rooms. Most of the bathrooms have underfloor heating.

A fourteenth bedroom is currently used as an office and plans have been submitted to add another four letting bedrooms.

Facilities include a 45-seat restaurant, the 30-seat Adam Room used for private dining or meetings, and the 30-seat Library in the turret.

A self-contained owners’ flat at garden level offers three bedrooms, a bathroom, a living room and a kitchen/dining room.

The Edinburgh office of Colliers Robert Barry is seeking offers of around £1.9m for the freehold.
