The Royal hotel

The opportunity to lease a restored listed hotel in an affluent part of Cumbria has come to the market.

The Royal hotel is in the market square of Kirkby Lonsdale, which is four miles from Junction 36 on the M6.

The village straddles two tourist honeypot spots - the Lake District and the Yorkshire Dales National Park – and is a wealthy area where house prices are £150,000 above the national average.

The listed Georgian property, which dates back to 1840, gained its name from the time King William VI and Queen Adelaide stayed there on their way to the Lakes.

The property fell into disrepair five years ago under the ownership of pub group Honeycombe Leisure but is now being restored to its former glory by property development firm Tudor Whelan.

It offers 14 luxury en-suite bedrooms (including four-poster bed suites) and the self-contained Adelaide Suite, which  provides a 73-seat dining room, a dance area, a bar and a lounge.

The suite can accommodate up to 80 guest for formal dinners or conferences (theatre-style) or 100 for discos or buffets, while a smaller syndicate room can seat around 20 delegates.

Tudor Whelan Properties is seeking offers in the region of £100,000 per annum to lease the hotel.
