New leaseholders for three Cambridgeshire pubs

The Ipswich office of Christie + Co has sold the free-of-tie leaseholds on three Cambridgeshire pubs within a 20-mile radius of each other.
 
All are Grade II-listed buildings with owners’ accommodation, beer gardens and parking

Stephen Hampton has bought a new 15-year lease off a guide price of £125,000 on the Royal Oak in Barrington, a thatched and beamed 13th century property that overlooks the village green.
 
Facilities include a 58-seat, three-section bar; a conservatory and restaurant with a further 62 seats; and a beer garden with 13 picnic tables.

For owners and staff, there is also a two-bedroom first floor flat and four further bedrooms

The Crown and Punchbowl in Horningsea High Street is a 17th century food-led pub with five double en-suite letting bedrooms that features in the 2007 edition of the Michelin Eating Out In Pubs Guide.

First-time buyer Roger Hornett and experienced operator Jeremy Masters have bought a new 20-year lease on the pub from a guide price of £130,000.

This buys them a business with a 65-seat restaurant, an 18-seat conservatory, a party room for 12 guests, a 20-seat outside patio, and two-bedroom owners’ accommodation.

Former St Ives hotel manager Gary Barton is the new leaseholder on the Mermaid Inn, a 15th century property near the church in the heart of Ellington, near Huntingdon.

The detached building offers a 40-seat character lounge bar, a 26-seat restaurant (with planning permission to extend), two letting bedrooms in a separate building, and two-bedroom owners’ accommodation.

The new 12-year lease on the pub was offered as a freehold for £525,000 or as a leasehold for £45,000 plus annual rent of £25,000.
