The Kings Arms

A Grade II-listed freehouse with rooms in the wealthy East Devon village of Stockland has come to the market for the first time in 19 years.

The Kings Arms is the focal point of the village and has built up a strong reputation for its real ales and its quality cuisine which has created enough demand to make forward restaurant bookings advisable.

The business mix is 45% wet, 45% dry and 10% accommodation.

The 16th century property retains many period features such as flagstone floors, exposed stone walls, beamed ceilings, and open fires.

Downstairs are two bars, a function suite/skittle alley and a 35-seat non-smoking restaurant.

The first floor has three en-suite letting rooms (two doubles and a twin) and private accommodation made up of two double bedrooms, a lounge, a kitchen, a bathroom, a shower room, and an office.

Outside is a 40-seat trade garden, a second garden that could be used for business or private use, and a 30-bay car park.

Stonesmith of Exeter is seeking offers of around £1.1m for the freehold.
