The Quality Hotel Warwick in Kenilworth, Warwickshire, has changed hands off an asking price of £3m.
The three-star hotel was sold in an off-market deal just 10 weeks after it was put up for sale to regional operator Shiv Sharma.
Sharma also owns the Ramada hotel in Wolverhampton, the Ramada Newcastle-under-Lyme and the Lion and Pheasant in Shrewsbury.
The property, which sits in nine acres of grounds that extend to the River Avon, has 48 bedrooms and planning permission to add another 24, along with leisure facilities.
Along with a bar, it provides a 120-seat Italian-style restaurant, a 40-seat bistro and four conference rooms with capacities ranging from 10 to 200 people. A refurbishment programme will expand the largest room to take 500 delegates.
The Birmingham office of Christie + Co handled the sale of the freehold on behalf of Mayren, which bought the hotel from Queens Moat Houses nine years ago.
