Lutwidge Arms hotel

The Lutwidge Arms hotel – a West Cumbrian country hotel and village inn that majors on room sales – has changed hands.

Formerly part of a farm estate in the mid-19th century, the hotel is located on the busy A595 in the village of Holmrook which lies on the River Irt and is close to the coast and the commercial centres of Workington and Whitehaven.
 
It offers 16-ensuite bedrooms to sleep 32, of which six are in an annexe converted from an old byre.

Facilities include a 50-seat lounge-bar, 60-seat restaurant, and a spacious, self-contained three-bedroom owners’ flat on the first floor.

Outside is a lawned beer garden, an unused barn and a former cottage which had planning permission which has now expired.
 
In the year to 20 April 2007, the property made a trading profit of £49,867 on a net turnover of £198,951.

The Manchester office of Colliers Robert Barry sold the freehold off a guide price of £595,000 on behalf of Ian and Andrea Kelly.

It is a first venture into hospitality for new owner Mike Law, who plans to introduce a lunchtime menu of traditional hot meals.
