Broadoaks Country House hotel

The award-winning Broadoaks Country House hotel that overlooks Lake Windermere in Cumbria has sold for close to the £2.5m asking price.

The five-star, Michelin-recommended property is an 1830s Victorian mansion made of Lakeland stone set in 10 acres of grounds in the Troutbeck Valley (known locally as God’s Valley).

It is packed with rich oak panelling and ornate features such as aak panelling and oranted features inc barrel-vaulted a acoustic ceiling and an inglenook log fire in the sitting room (called the Music Room).

The hotel has scooped many accolades from Johansens, RAC Blue Ribbon, the AA and Les Routiers.

It offers 14 individually-designed bedrooms with four-poster or antique brass beds and bespoke en-suite facilities that include Victorian or Georgian details and Jacuzzis, spa whirlpools or sunken bathtubs. A luxury honeymoon suite is housed in a detached Victorian coaching house.

Three rooms double as function rooms with a licence for civil weddings. They include the Victorian-style fine-dining room which can seat 40 diners or 62 function-goers, along with the Music Room and hair and beauty salon, which can accommodate another 30 or eight customers respectively. A new marquee on the front lawn can hold around 180 guests.

A detached cottage provides two-bedroom accommodation for the owners, while staff accommodation comprises five bedrooms, two bathrooms, a kitchen and a communal living room.

The large grounds include a bowling green, clay pigeon shooting and fishing areas.

New owner Tracey Robinson was the vice-president for US software company Skywire Software. Business transfer agent Forum acted for the vendor.
