Four-star Norfolk guesthouse changes hands

Ashleigh Lodge, a four-star guesthouse on the North Norfolk coast, has changed hands.

The property is located in the west-facing Victorian seaside resort of Hunstanton, which boasts one of Norfolk’s best beaches.

Attractions outside the tourist season include the Pedders Way for walkers and cyclists, the RSPB Snettisham and Titchwell bird reserves, the Royal Sandringham Estate, Langham Glass and Norfolk Lavender.

The guesthouse has seven potential en-suite letting bedrooms to sleep 19 guests, although the previous owner did not let all the rooms in the main building.

The main building contains four bedrooms – three on the first floor, including a family room, and one on the ground floor – while the remaining rooms, which again include a family room, are located three timber lodges in the rear garden.
 
The guesthouse proper also offers a 16-seat breakfast room and, for the owner, a ground-floor sitting room and a double en-suite bedroom on the second floor.

The back garden features an ornamental pond and a paved terrace with a pergola, while parking is available to the right side of the front drive.

In 2007, the business made a net profit of £31,905 from the letting of just four of the seven potential bedrooms.

The Norwich office of Colliers Robert Barry sold the freehold off a guide price of £425,000 to John and Liz Mann, who have previous experience in catering and the licensed trade.
