They're not asking £137,500, they're not even asking £110,000... the asking price for the contents and leasehold interest of this restaurant business in Epsom, Surrey, has just been reduced for a second time - to just £95,000.

For the past five years the Grade II-listed, semi-detached property at 29 South Street, Epsom, has traded as Oliver's, a 56-seat modern French and Mediterranean restaurant spread over two floors.

The site is being marketed on a 20-year, full repairing and insuring lease, dating from 3 August 1994, and trades with the benefit of a justice's full on licence. The passing rent is £24,000 a year, subject to five-yearly reviews.

The agent advises that net turnover for the years 2000-01, 2001-02 and 2002-03 was £154,000, £213,000 and £238,000, respectively.

Chartered surveyor Fleurets is seeking £95,000, plus stock at valuation, for the leasehold and contents. Contact Richard Negus or Charles Penruddock on 020 7636 8992 for more information.
