Heavitree sells leasehold on thatched Devon inn

The New Inn

Heavitree Brewery has sold a 15-year lease on the thatched, Grade II-listed New Inn, the only pub in the Devon village of Sampford Courtenay.

The traditional village inn is believed to date back to the 16th century and retains a host of original features such as exposed beams and open fireplaces.

It is set in rolling hills fronting the main A3072 from Hatherleigh to North Tawton, five miles from Okehampton and the edge of the Dartmoor National Park.

The inn, which was run under management, has an annual turnover of £200,000 split between food (52%) and wet sales (48%).

The property offers an open-plan bar with 40 seats, a 30-seat restaurant and private accommodation with three double bedrooms.

Its one-acre grounds include a rear courtyard, a fenced trade garden with picnic tables, a paddock and parking for up to 28 cars.

The new owners are Graham and Sandra Greenway, who will run the pub with the help of their son Scott. They have refurbished a restaurant area and upgraded the outside thatched smoking area to include lights, heating, seating and tables and are considering adding a children’s play area.

The Greenways have also linked up with local accommodation providers to promote each others’ businesses.

Stonesmith of Exeter sold the leasehold off a guide price of £45,000, with annual rent of £25,000.
