Grade II-listed restaurant in Chipping Campden for sale

Joel's restaurant in Island House

A Grade II-listed property in Chipping Campden that trades as Joel’s restaurant is  up for sale for the first time in more than 20 years.

Island House is sited prominently in the centre of the High Street in the sought-after Cotswold town of Chipping Campden in Gloucestershire.

Current owners Heather and Joel Coleau have run Joel’s French restaurant since buying Island House in 1985.

The building is composed largely of Cotswold stone under a pitched roof with three gables. The lower part dates back to the 12th century and the property has served as a bindery, a Guildsmen’s club and a social club over time.

The 36-seat ground floor restaurant has an inglenook fireplace, another stone fireplace, French oak flooring and the original shutters on the windows.

A further 40 diners can be seated outside in the courtyard garden overlooking the High Street.

The property also incorporates two double bedrooms (one with en-suite shower room) on the first floor, along with a third double bedroom, a sitting room and a bathroom on the third floor.

“Island House has great development potential. The property has three access points; one from the main High Street through a stable door that opens onto the lower ground floor; another off the upper High Street and through the old front door, and the third from the terrace,” said Elizabeth D’Allemagne, head of the Stow-on-the-Wold office of Cotswold property agent Butler Sherborn.

Butler Sherborn is seeking offers in the region of £645,000 for Island House. Restaurant fixtures and fittings can also be acquired through negotiation.
